Municipal corporations in Tamil Nadu have issued fresh guidelines to speed up approvals for newly proposed plot layout schemes, aiming to issue final clearances within 30 days.
The move follows government directions to fast-track approvals for layout projects similar to construction proposals. Real estate firms typically apply to the Directorate of Town and Country Planning (DTCP) for technical clearance, but applicants have complained of delays in subsequent processing.
Under the process, DTCP will examine basic details and grant technical approval. Based on this, local bodies are required to provide the formal final approval for the layout.
As per the guidelines, once DTCP issues technical clearance, the applicant must approach the municipal corporation with the gift deed for handing over OSR land. A deposit of Rs 1 lakh is to be collected for maintenance of basic amenities, and all approval-related work must be carried out only through online mode.
If the applicant pays the full amount for basic amenities, the corporation should grant final approval within 30 days. If the applicant undertakes the basic infrastructure works themselves, approval should be issued within 60 days, the guidelines said.
