Tamil Nadu’s Registration Department has announced that online deed registration for certain property transactions will now follow a five-phase workflow, eliminating the need to obtain queue “tokens” for line management.

The change comes with the rollout of the department’s STAR 3.0 software. Under the new system, registration of sale deeds for new flats and approved plots can be completed without visiting the Sub-Registrar Office. The facility was launched on August 17.

Along with new house and plot sale deeds, the department said documents related to home loans—such as deposit of title deeds (MOD) and loan closure receipts—can also be registered without an office visit. Since most people may not have the required devices at home, applicants can complete the process at the offices of housing and plot-selling companies.

The five phases include: uploading property and party details (buyer, seller and witnesses), completing Aadhaar verification and biometric capture, paying stamp duty and registration fees online, submitting the application online, and final scrutiny and registration by the Sub-Registrar.

Officials said the Sub-Registrar will verify the uploaded deed, supporting documents and identity proofs and take a decision within 24 hours. After digital signing, the registered document will be available to the applicant through their login.
